WHAT IS A HOME INSPECTION?
A home inspection is a visual examination and functional check of the systems and components of the home, identifying defective, or worn out items. It also determines whether the systems and components interrelate correctly, determining the overall condition of the home.
WHAT DOES A HOME INSPECTION COST?
The actual cost is based on the age and square footage of the home. The base price is $240 for a home 1500 square feet and under and less than 10 years old. Additional charges are applied for pool inspections.
WHAT IS ASHI?
ASHI is the American Society of Home Inspectors. It is the oldest and most respected professional organization of home inspectors in North America. Its purpose is to build public awareness of home inspections and enhance the technical and ethical performance of professional home inspectors. Being a member requires passing an examination, completing a minimum of 250 inspections and following a code of ethics and standards of conduct.
HOW WILL I KNOW THE RESULTS OF THE INSPECTION?
First, you are welcome to accompany your inspector on the inspection. This will give you the opportunity to see first hand the condition of your home and learn where important control items are located. Second, you will receive a comprehensive 22-page computer generated report indicating which systems and components appear serviceable and which ones have noted defects. The report will also tell you the capacity and material of the systems and components. In addition, digital photographs are used to show detail of areas that may be difficult for you to see or are better explained with a photograph.
CAN A HOUSE FAIL AN INSPECTION?
No. A professional home inspection is not an appraisal or a verification of compliance with local codes. It is an inspection of the current physical condition of the home. At the conclusion of the inspection you will receive a complete and comprehensive report to help you decide what needs repair or replacement.
